The big question of the day to zest or not to zest?? So, we've all seen the Zillow estimates or Zestimate’s of what our homes are worth. So, the real question is… is the juice really worth the squeeze?? And can you trust it?? I hate to sound sour, but the answer is NO, and let me explain why. So, Zillow's estimates can be grossly inaccurate, and while they use a unique algorithm based on public data, it completely lacks a subjective, professional viewpoint that is only possible by us going in the home and comparing and contrasting the features of the property. So, here's what I mean, take a look at this Zillow's Zestimate for a property that I recently listed and sold in Florida. The estimate today is $782,152 and that's after I sold it last year for 1.7 million dollars Now Zillow even acknowledges its lack of accuracy, stating that there's estimates are only within 5% of the accurate value 50% of the time. Come on guys these estimates are nowhere close! So, if you're wondering what your true value is of your property it's important to get a real market analysis or what we call a CMA. This is where we can help. So, don't leave money on the table by falling for one of these do-it-yourself online services. You know my mama always taught me that you pay for what you get…. and in this case, it couldn't be more true.
